3. CHAIRMAN'S REMARKS ON THE PURPOSE OF THE MEETING
The Chairman stated the purpose and effect of the proposed amendment.
4. PURPOSE AND EFFECT OF THE PROPOSED AMENDMENT
A. Proposed Zoning By -Law Amendment ZBA-09/24 10122 Sandytown Road, Jurenas
THE PURPOSE of this By-law Amendment is to is to facilitate the severance of an agricultural
parcel and rezone the proposed Severed Lot from 'Special Agricultural (A2)' Zone to a 'Site -
Specific Special Agricultural (A2-XX)' Zone to permit a Minimum Lot Area of 18.4 hectares,
whereas the Section 6.4 of the Zoning By-law requires a Minimum Lot Area of 20.0 hectares.
The subject property is known as 10122 Sandytown Road, east side, and north of Maple Grove
Line.
THE EFFECT of this By-law is to facilitate the severance of an agricultural parcel into two (2) distinct
agricultural parcels as a Condition of Approval for the Elgin Land Division Committee Consent
Application file number E35-24.

B. Proposed Zoning By-law Amendment ZBA-17/24 53510 Heritage Line, Giles
THE PURPOSE of this By-law Amendment is to rezone the subject property from `Agricultural
(Al)'Zone to a `Site -Specific Agricultural (Al-XX)' Zone to permit the development of an
Additional Residential Unit (ARU) within a proposed detached accessory building that is 213.0%
(371.6 mz) of the principal farm dwelling (174.5 mz), whereas Section 4.2.f) of the Zoning By-law
states that 25.0% (43.6 m2) is required for accessory use buildings accessory to principal farm
dwellings on the subject property. The subject property is known as 53510 Heritage Line, north
side, and east of Springer Hill Road.
THE EFFECT of this By-law is to facilitate the development a proposed detached accessory building
for the purpose of an ARU on the subject property.

Agent, Dave Rowe, provided further mapping and comments to Members of Council to
following along with his presentation. Mr. Rowe summarized the application and walked
through the areas that are believed to be in line with the Provincial Policy Statement.
