A. Minor Variance Application A-07/22 Klassen – 40 Elm Street, Vienna
THE PURPOSE of the variance is to grant relief from Zoning By-law regulations in Section 10.8
and Section 10.10 in the Village Residential 1 (R1) zone, to permit minimum front yard depth of
3.7 m (12.1 ft.) whereas 7.0 m (23.0 ft.) is the permitted minimum; and to permit minimum rear
yard depth of 3.7 m (12.1 ft.) whereas 7.0 m (23.0 ft.) is the permitted minimum, for lands
located at 40 Elm Street, north side, east of Oak Street, in the village of Vienna.
THE EFFECT of this variance will be to permit reduced front and rear yards where the
configuration of the lot limits the ability to locate a proposed single-detached dwelling on the
vacant, recently created lot severed from the eastern portion of lands known as 40 Oak Street.

NOTICE OF A PUBLIC MEETING
CONCERNING A PROPOSED
MINOR VARIANCE
IN THE MUNICIPALITY OF BAYHAM
APPLICANT: JAKE AND LISA KLASSEN
LOCATED AT: 40 ELM STREET, VIENNA
PLAN 54 LOT 22 E/S OAK AND; LOT 22 W/S ELM &
RP 11R2361; PART 1, OR THE EASTERN PORTION
OF 40 OAK STREET, VIENNA
TAKE NOTICE that the Municipality of Bayham has received a completed application for a
proposed Minor Variance (A-07/22).
AND TAKE NOTICE that the Committee of Adjustment of the Corporation of the Municipality of
Bayham will hold a public meeting on Thursday, July 21, 2022 at 6:45 pm in Municipal Council
Chambers, 56169 Heritage Line, Straffordville, to consider a proposed Minor Variance to Zoning
By-law No. Z456-2003 under Section 45 of the PLANNING ACT.

ANY PERSON may attend the public meeting and/or make a written or verbal representation in
support of or in opposition to the proposed minor variance. Please be advised that equal
consideration is given to all written and oral presentations provided prior to or at the public
meeting. When possible, please consider utilizing written correspondence.
IF YOU WISH to be notified of the decision of the Committee of Adjustment, you must make a
written request to the undersigned.

contacting the Municipal Office.
