for the duration of the June 3, 2021 Committee of Adjustment Meeting due to the
functional abilities of the electronic meeting platform.

A. Minor Variance Application A-11/21 Gerhard Blatz
THE PURPOSE of the variance is to grant relief from Zoning By-law regulation Section
10.3 Minimum Lot Area to permit lot area of 551 m2 (0.14 acres) whereas 800 m2 (0.2
acres) is the required minimum for a residential lot with full municipal services, located
at 16 Elizabeth Street, east side, south of Wellington Street, in the village of Port Burwell.
THE EFFECT of this variance will be to facilitate the development of a new single -
detached dwelling on an existing undersized lot.

THAT the Committee of Adjustment Secretary/Treasurer's report DS-33/21 regarding
Statutory Planning Minutes — Committee of Adjustment
June 3, 2021
the Blatz minor variance be received;
AND THAT the Committee of Adjustment considered all written and oral submissions
received on this application, the effect of which helped the committee to make an
informed decision;
AND WHEREAS the Committee agrees that the proposed variance as presented meet
Section 45.1(1) of the Planning Act and is considered minor;
THEREFORE application A-11/21 submitted by Gerhard Blatz, pursuant to Section 45 of
the Planning Act for minor variance, is granted to allow relief from Municipality of
Bayham Zoning By-law Z456-2003:
Section 10.3 Minimum Lot Area to permit a minimum lot area of 551 m2 (0.14
acres) whereas 800 m2 (0.2 acres) is the required minimum for a residential lot
with full municipal services in the Village Residential (R1) Zone; and,
to permit one accessory building encroachment of 1.2 m (north side) for the
existing building accessory to the residential dwelling, located on the lands
known municipally as 18 Elizabeth Street, provided that the minimum side yard
setback for new buildings or structures on the subject lands (16 Elizabeth Street)
maintain the minimum setback requirements from the southernmost extent of the
encroaching accessory building.
