for the duration of the May 6, 2021 Committee of Adjustment Meeting due to the functional
abilities of the electronic meeting platform.

A. Minor Variance Application A-07/21 Jacquelin Ditchfield — Deferred from April 1,
2021
THE PURPOSE of the variance is to permit zero (0) lot frontage whereas new
development is not permitted on lands without street frontage and 20 m (65 ft) is the
required minimum in the Village Residential (R1) zone, as per Zoning By-law Section
4.18 and 10.4. The lands are located at 2 Elizabeth Street, east side, south of Wellington
Street, in the village of Port Burwell.
THE EFFECT of this variance will be to recognize existing zero lot frontage where access
to the lands is by way of easement to permit the owners to enlarge the existing dwelling.

THAT the Committee of Adjustment Secretary/Treasurer's report DS-19/21 and
additional report DS-26/21 regarding the Ditchfield minor variance be received;
AND THAT the Committee of Adjustment considered all written and oral submissions

received on this application, the effect of which helped the committee to make an
informed decision;
AND WHEREAS the Committee agrees that the proposed variances as presented meet
Section 45.1(1) of the Planning Act and are considered minor;
THEREFORE application A-07/21 submitted by Jacquelin Ditchfield, pursuant to Section
45 of the Planning Act for minor variance, is granted to allow relief from Municipality of
Bayham Zoning By-law Z456-2003:
• Section 4.18 Street Frontage of Building Lots to permit zero (0) lot frontage
whereas new development is not permitted on lands without street frontage
• Section 10.4 Minimum Lot Frontage to permit development on lands with zero (0)
lot frontage whereas 20 m (65 ft) is the required minimum on partially serviced
parcels in the Village Residential (R1) Zone
