BY-LAW NO. Z204-89
BEING A BY-LAW TO AMEND BY-LAW NO. 2387
WHEREAS the Council of the Corporation of the Township of
Bayham deems it necessary to amend its Zoning By-law No .
2387 ;
THEREFORE , the Council of the Corporation of the Township of
Bayham enacts as follows :
1 . THAT By-law No . 2387 , as amended , is hereby further
amended by amending Section 9 , Hamlet Commercial (HC )
Zone Regulations by adding a new subsection to Section
9 . 9 EXCEPTIONS - HC Zone as follows :
"9 . 9 . 1
9 . 9 . 1. 1 Defined Area
HC-1 as shown on Schedule 'A' , to this By-
law.
9 . 9 . 1 . 2 Permitted Uses
a commercial printing operation in
addition to all other permitted uses in
the Hamlet Commercial (HC ) Zone .
9 . 9 . 1 . 3 Permitted Buildings and Structures
Buildings and Structures for the permitted
uses .
9 . 9 . 1 , 4 Minimum Lot Frontage
20 . 0 metres .
9 . 9 . 1 . 5 Side Yard Width
a ) where the yard abuts existing side
a residential zone yard width
b ) all other side yards - 6 . 0 metres . "
2 . THAT By-law No . 2387 , as amended, is hereby further
amended by amending Schedule ' B ' , Map 2 by deleting from
the Farm Industrial (M1 ) Zone and adding to the Special
Hamlet Commercial (HC-1 ) Zone , those lands enclosed in
heavy solid lines and marked HC-1 on Schedule "A" to
this By-law, which schedule is attached to and forms
part of this By-law.

3 . THAT By-law No. 2387 , as amended, is hereby further
amended by amending Section 6 , Hamlet Residential (HRI
Zone Regulations by adding a new subsection to Section
6 . 12 EXCEPTIONS - HR Zone as follows :
"6 . 12 . 13

HR-14 as shown on Schedule 'A' , to this
By-law.
6 . 12 . 13 . 2 Permitted Uses
satellite receiving/transmitting
facilities associated with a community
cable television operation in addition to
all other permitted uses in the Hamlet
Residential (HR) Zone.
6 . 12 . 13.3 Permitted Buildings and Structures
Buildings and Structures for the permitted
uses. "
4 . THAT By-law No . 2387 , as amended , is hereby further
amended by amending Schedule 'B ' , Map 2 by deleting from
the Farm Industrial (M1 ) Zone and adding to the Special
Hamlet Residential (HR-14 ) Zone , those lands enclosed in
heavy solid lines and marked HR-14 on Schedule "A" to
this By-law, which schedule is attached to and forms
part of this By-law.
5 . THIS By-law comes into force:
a) where no notice of objection has been filed with
the Township' s Clerk within the time prescribed by
the Planning Act , 1983 and regulations pursuant
thereto , upon the expiration of the prescribed
time ; or

b ) where notice of objection has been filed with the
Township ' s Clerk within the time prescribed by the
Planning Act , 1983 and regulations pursuant
thereto , upon the approval of the Ontario Municipal
Board.

NOTICE OF THE PASSING
OF A ZONING BY-LAW BY
THE CORPORATION OF THE
TOWNSHIP OF BAYHAM
TAKE NOTICE that the Council of the Corporation of the
Township of Bayham passed By-Law No. Z204-89 on the 7th day
of September , 1989 under Section 34 of THE PLANNING ACT,
1983 .
AND TAKE NOTICE that any person or agency may appeal to the
Ontario Municipal Board in respect of the By-law by filing
with the Clerk of the Township of Bayham not later than the
12th day of October , 1989 , a notice of appeal setting out
the objection to the By-law and the reasons in support of
the objection .
An explanation of the purpose and effect of the By-law ,
describing the lands to which the By-law applies , and a key
map showing the location of the lands to which the By-law
applies (or , alternatively an explanation as to why a key
map is not provided ) are attached. The complete By-law is
available for inspection in my office during regular office
hours .

EXPLANATORY NOTE
The purpose of By-law No . Z204-89 is three-fold. Firstly ,
it will change the zoning on the front portion of a 0 .80
hectare ( 2 . 20 acre ) parcel of land situated on the west side
of Highway No . 19 , immediately south of Third Street in the
hamlet of Straffordville , in the Township of Bayham from the
Farm Industrial (Ml ) Zone to the Special Hamlet Commercial
(HC-1 ) Zone.
Secondly , this amendment will change the rear portion of the
same parcel of land from the Farm Industrial (Ml ) Zone to
the Special Hamlet Residential (HR-14 ) Zone in order to
recognize the residential development potential of lands
surrounding the existing cable television facilities .
Thirdly , this amendment will correct a mapping error to By-
law No . 2387 , in the vicinity of the subject lands which
inadvertently omitted two opened road allowances west of
Highway No . 19 .
The effect of these changes will be to permit the
establishment of a commercial printing operation in the
former Co-Op building which is located at the front of the
property , as well as recognize lands suitable for hamlet
residential development at the rear of the subject lands .
