BY-LAW NO. Z150-87
BEING A BY-LAW TO AMEND BY-LAW NO. 2040
WHEREAS the Council of the Corporation of the Township of
Bayham deems it necessary to amend its Zoning By-law No . 2040;
THEREFORE, the Council of the Corporation of the Township of
Bayham enacts as follows:
1 . THAT Schedule "A" to By-law No . 2040, as amended , is
hereby further amended by deleting from the Agricultural
(Al) Zone and the Special Rural Commercial (RC-3) Zone and
adding to the Rural Industrial (M2) Zone those lands
enclosed in heavy solid lines and designated M2 on
Schedule "A" to this By-law, which schedule is attached to
and forms part of this By-law.
2. THAT Schedule "A" to By-law No . 2040, as amended , is
hereby further amended by deleting from the Agricultural
(A1) Zone and adding to the special Agricultural (Al-7)
Zone those lands enclosed in heavy solid lines and
designated "A1-7" on Schedule "A" to this By-law.
3. THAT By-law No . 2040, as amended , is hereby further
amended , by adding the following subsections to Section
5. 12 EXCEPTIONS-Al ZONE:
"5. 12. 7 Defined Area
A1-7 as shown on Schedule "A" - Map 2 to
this By-law.
Minimum Lot Area
3. 2 hectares (8 acres) "
4. THIS By-law comes into force:
a) where no notice of objection has been filed with the
Township' s Clerk within the time prescribed by the

Planning Act 1983 and regulations pursuant thereto,
upon the expiration of the prescribed time; or
b) where notice of objection has been filed with the
Township' s Clerk within the time prescribed by the
Planning Act 1983 and regulations pursuant thereto,

READ a SECOND time this 19th day of March 1987 .
READ a THIRD time and FINALLY PASSED this 19th day of March,
1987 .

TAKE NOTICE THAT THE COUNCIL OF THE CORPORATION OF THE TOWNSHIP
OF BAYHAM PASSED BY-LAW #Z150-87 ON THE 19TH. DAY OF MARCH,
1987 UNDER SECTION 34 OF THE PLANNING ACT, 1983.
AND TAKE NOTICE THAT ANY PERSON OR AGENCY MAY APPEAL TO THE
ONTARIO MUNICIPAL BOARD IN RESPECT OF THE BY-LAW BY FILING WITH
THE CLERK OF THE TOWNSHIP OF BAYHAM NOT LATER THAN THE 23RD.
DAY OF APRIL, 1987, A NOTICE OF APPEAL SETTING OUT THE
OBJECTION TO THE BY-LAW AND THE REASONS IN SUPPORT OF THE
OBJECTION.
AN EXPLANATION OF THE PURPOSE AND EFFECT OF THE BY-LAW,
DESCRIBING THE LANDS TO WHICH THE BY-LAW APPLIES, AND A KEY MAP
SHOWING THE LOCATION OF THE LANDS TO WHICH THE BY-LAW APPLIES
(OR, ALTERNATIVELY AN EXPLANATION AS TO WHY A KEY MAP IS NOT
PROVIDED) ARE ATTACHED. THE COMPLETE BY-LAW IS AVAILABLE FOR
INSPECTION IN MY OFFICE DURING REGULAR OFFICE HOURS.

EXPLANATORY NOTE
The purpose of By-law No. Z150-87 is to change the zoning on
two adjacent parcels of land situated on the north side of
Highway No . 3 in Part of Lot 15, Concession X in the Township
of Bayham. These rezonings are necessary due to land use
changes and to a boundary adjustment in which a strip of vacant
land is being conveyed from one lot to another . The subject
lands comprise a total area of approximately 5. 84 hectares
(14. 5 acres) . The northernmost lot is occupied by agricultural
uses and an existing residence and would be rezoned from the
Agricultural (A1) Zone to the special Agricultural (A1-7)
Zone. A machinery repair shop for farm equipment and a resi-
dence are situated on the southern portion of the subject lands
which were previously used as a trailer sales establishment.
This change in use will be reflected by a change in zoning from
the special Rural Commercial (RC-3) Zone to the Rural
Industrial (M2) Zone.
The effect of this By-law will be twofold . Firstly, it will
recognize the existing agricultural and residential uses on the
northernmost lot which has been slightly reduced in size.
Secondly, it will recognize the change in land use from
commercial to industrial on the southernmost lot which is to be
increased in size by approximately 0.7 hectares pursuant to the
process of severance and conveyance.
