BY-LAW NO. Z121-83
A By-law to amend By-law No. 2040, the
Restricted Area ( Zoning) By-law of the
Township of Bayham.
WHEREAS the Council of the Corporation of the Township of
Bayham has deemed it necessary to amend its Zoning By-law
No. 2040 .
THEREFORE, the Council of the Corporation of the Township
of Bayham enacts as follows:
1. THAT By-law No. Z102-81 is hereby repealed.
2 . THAT By-law No. 2040 as amended, is hereby further
amended by amending Section. 9 - Hamlet. Commercial (HC) - Zone
Regulations by adding a new subsection 9 . 9 . 3 to subsection
9. 9- Exceptions, HC- Zone after subsection 9 . 9 .2 as follows:
"9 ; 9. 3
9 .9 . 3 .1 Defined- Area
HC-3 as shown on Schedule 'A' to this By-law.
9 .9 . 3 . 2 Permitted- Uses
Furnace and heating equipment sales, assembly
and repair including one single family detached
dwelling as an accessory use .
9 . 9 . 3 . 3 Side- Yard- Width
For buildings and structures used 15 metres
or intended to be used for com- on the
mercial purposes north side "
3 . THAT By-law No. 2040 - as amended, is hereby further amended
by amending Schedule 'F' by deleting from the Agricultural
(A1) Zone and adding to the special Hamlet Commercial
(HC-3 ) Zone those lands enclosed in heavy solid lines and
designated HC-3 on Schedule 'A' to this By-law, which
Schedule is attached to and forms part of this By-law.
4 . THAT subsections 4 . 2 . 3 and 4 . 2 .4 of By-law No. 2040
shall not apply to the HC-3 Zone.
5. THAT no part of this By-law shall come into force
without the approval of the Ontario Municipal Board but
upon such approval this By-law shall take effect on the
date of the passing thereof.

EXPLANATORY NOTE OF BY-LAW NO, Z121-83
The lands affected by By-law No. 2121-83 are located in the
north part of Lot 126, Concession VI of the Township of
Bayham at the south-eastern extreme of the Hamlet of
Straffordville.
The purpose of this By-law is to zone a piece of property in
the Hamlet of Straffordville for a special Hamlet Commercial
use. The effect of this By-law will be to permit the develop-
ment of a building with a floor area of approximately 139 square
metres (1, 500 square feet) for use as a shop to sell, assemble
and repair furnace and heating equipment. A private residence
will also be constructed on the property as an accessory use
to the commercial use.
The subject property is an elongated parcel consisting of
approximately 1. 5 hectares (3 . 8 acres) with frontage of 41
metres (126 feet) along the west side of the Road Allowance
between Lots 126 and 127 of the Township of Bayham. The
adjacent properties consist of several hamlet residential lots
to the north and agricultural land uses to the south.
This By-law has been prepared pursuant to a decision of the
Ontario Municipal Board.
