NOTICE OF THE PASSING
OF A ZONING BY-LAW BY
THE CORPORATION OF THE
TOWNSHIP OF BAYHAM
TAKE NOTICE that the Council of the Corporation of the Township of Bayham passed
By-Law No. Z272-92 on the 21st day of May, 1992 under Section 34 of THE
PLANNING ACT, 1983.
AND TAKE NOTICE that any person or agency may appeal to the Ontario Municipal
Board in respect of the By-law by filing with the Clerk of the Township of Bayham not
later than the 1.7thday of June, 1992, a notice of appeal setting out the objection to the
By-law and the reasons in support of the objection.
An explanation of the purpose and effect of the By-law, describing the lands to which the
By-law applies, and a Key Map showing the location of the lands to which the By-law
applies (or, alternatively an explanation as to why a key map is not provided) are
attached. The complete By-law is available for inspection in my office during regular
office hours.

EXPLANATORY EFFECT
The purpose and effect of By-law No. Z272-92 is to correct two mapping errors in the
Hamlet of Straffordville, and to repeal two By-laws which were originally intended to
implement Official Plan Amendments Nos. 31 and 35. The Township has received
confirmation from the Ministry of Municipal Affairs that Official Plan Amendment Nos.
31 and 35 will not be approved.

THE CORPORATION OF THE

BY-LAW NO. Z272-92
BEING A BY-LAW TO AMEND BY-LAW NO. 2387
WHEREAS the Council of the Corporation of the Township of Bayham deems it
necessary to amend its Zoning By-law No. 2387;
THEREFORE, the Council of the Corporation of the Township of Bayham enacts as
follows:
1. THAT By-law No. Z176-89 is hereby repealed.
2. THAT By-law No. Z180-89 is hereby repealed.
3. THAT By-law No. 2387, as amended, is hereby further amended by amending
Schedule "B", Map 1 by deleting from the Hamlet Residential (HR) Zone and
adding to the Hamlet Commercial (HC) Zone, those lands enclosed in heavy solid
lines and marked HC on Schedule "A" to this By-law, which Schedule is attached
to and forms part of this By-law.
4. THAT By-law No. 2387, as amended, is hereby further amended by amending
Schedule "B", Map 3, by deleting from the Hamlet Commercial (HC) Zone and
adding to the Hamlet Residential (HR) Zone, those lands enclosed in heavy solid
lines and marked HR on Schedule "A" to this By-law, which Schedule is attached
to and forms part of this By-law.
5. THIS By-law comes into force:
a) where no notice of objection has been filed with the Township's Clerk
within the time prescribed by the Planning Act, 1983 and regulations
pursuant thereto, upon the expiration of the prescribed time; or
b) where notice of objection has been filed with the Township's Clerk within
the time prescribed by the Planning Act, 1983 and regulations pursuant
thereto, upon the approval of the Ontario Municipal Board.
READ A FIRST TIME THIS 21ST DAY OF MAY, 1992.
READ A SECOND TIME THIS 21ST DAY OF MAY, 1992.
READ A THIRD TIME AND FINALLY PASSED THIS 21ST DAY OF MAY, 1992.

TOWNSHIP OF BAYHAM
TAKE NOTICE that the Council of the Corporation of the Township of
Bayham will hold a public meeting on Thursday, May 21, 1992 at 8 :00
P .M. at the Township Office in Straffordville to consider proposed
Comprehension Zoning By-Law Amendments pursuant to Section 34 of
the Planning Act 1983.
The purpose of the proposed amendments are a follows :
1) To correct two mapping errors in the Hamlet of
Straffordville and to repeal two By-Laws which were
originally intended to implement Official Plan Amendments
No. 31 and 35.
The PUBLIC MEETING will be held in the COUNCIL CHAMBERS at
STRAFFORDVILLE commencing at 8:00 P.M. on Thursday, Hay 21, 1992
ANY PERSONS may attend the public meeting and/or make a written or
verbal representation in support of or in opposition to the
proposed amendments .
ADDITIONAL INFORMATION relating to the proposed Zoning By-Law

Please be advised that an error exists on your property as referred
to above .
The Township zoning map indicates that your property is zoned
Hamlet Commercial and not Hamlet Residential . As a result , an
illegal commercial lot has be created as the property dimensions do
not conform with the requirements of a commercial property.
The Township Planning Consultants recommend that this error be
corrected. Bayham Township Council are prepared to correct this
error, however , they wish to make you aware of this proposal
Should you have any objections to the passing of a Zoning By-Law to

As previously advised, the above property is presently
zoned Hamlet Residential under the existing Township Zoning
By-Law when in fact it should be designated as Hamlet
Commercial. This fact will not jeopardize the present use
of the property as it would qualify as legal non-conforming .
This oversight has been brought to the attention of the
Township Planning Consultant who has indicated that an
adjustment can be made when a general Township update is
conducted .

As discussed by telephone with you today, it is our understanding and agreement
that you will verify that our existing use of the above mentioned premises is legal
non-conforming and as a result, our use is not in jeopardy in any way for the
present time. It is also our understanding and agreement that you will commence a
change of the existing zoning from Hamlet Residential to a commercial zoning
appropriate for the existing use sometime during 1992.
At the time that you decide to change the zoning for the property in question, we
would like to be notified at the appropriate time in order to ensure that our
involvement in the future of the community is properly protected.
